PROJECT OVERVIEW.

The project that came in threes. Three buildings to strip of asbestos and demolish and a three-story basement excavated, enabled, and constructed. The already complex project was challenged by intricate party wall agreements on the bound site. Our Construction Engineering team developed an innovative solution to manage risks and deliver works safely, efficiently, and to the highest quality.

Structural Engineering Solutions
To address the challenges posed by the soil and the underground tunnel, precise structural engineering was crucial. Thicker foundations and a heavier raft were employed to control tunnel movement and reduce tension on the piles. Collaborating with third-party experts, optimal thickness, concrete amount, and reinforcement ratios were determined to balance cost-effectiveness and space maximisation.

Innovative Construction Methods
A secant box construction method was utilised on both sides of the arch, with the ground floor slab suspended on plunge columns. A top-down basement construction technique was employed, utilising traditional moling hole operations to minimise disruption.

Climate Positive Construction Engineering: We reduced carbon by 47.4tCO2e through the reuse of temporary propping. We also saved 41tCO2e through our own development of the tender stage design to remove a steel gantry and utilise the permanent works for our logistics slab.

Innovative Reusable Tower Crane pile cap: We also designed and fabricated a reusable Tower Crane pile cap. While it hasn’t saved carbon on this site, we’re always one step ahead as its carbon payback on the next site will be a saving of 70tCO2e, when compared with a traditional RC Tower Crane pile cap.
