The 36,000m² scheme included demolition of the existing basement to make way for a modern student housing, community, and cultural hub on the cusp of St Paul’s.

PROJECT OVERVIEW.

Citicape is a fully integrated project benefiting from our self-delivery model. We’re providing streamlined and efficient phases of works from sub to superstructure. Delivering demolition and a top-down basement construction adhering to strict movement criteria due to boundaries with numerous utility asset owners including Network Rail and Thames Water.

Collaborating with Third Parties
The site is surrounded by Network Rail and London Underground assets, making vibration a key factor in the works. We were proactive in obtaining third party licenses and permits to allow the works to progress smoothly. Our team undertook specific railway training and worked in strict shift patterns with monitoring systems in place to keep the site as safe as possible.

Logistical Challenges
The site was bounded by several other sites and had to be well contained. Our team designed a meticulous programme to ensure the flow of works was not inhibited and undertook best practice to maintain a high health and Safety Standard.

Gaia’s Garden
During the PCSA period we worked with Dominus to landscape the site into a community arts and culture space. The site was imagined by five female creatives and brought to life through a partnership with McGee. Dominus, Culture Mile, and Play Nice. Throughout the 2023 summer it hosted sustainability workshops and arts events, also being open for the public all summer long. The garden project turned a site waiting for activity into a hive of community spirit.

A Dementia-Friendly Community Concert
In partnership with Songhaven, members of our Citicape team volunteered to bring a dementia-friendly concert to the pews of the Holy Sepulchre Church. It is a testament to how we get involved with the local community to make a difference and leave a positive legacy.
